An Escalon Real Estate Agent Who Treats You Like a Neighbor
We help people sell a house, handle an inherited or probate property, sell during a divorce, and find the next place to live. Expect clear numbers, honest advice and steady updates from first call to closing, for sellers and buyers in Escalon, Ripon, Oakdale and the towns around them.
What Shapes Your Bottom Line
What you net from a sale, or what a purchase really costs you, depends on more than the price. These are the things we look at with you early, so the numbers hold up later.
We put an estimate of your costs and proceeds in writing after we learn about the property and your situation, and we update it as offers come in. Our compensation is spelled out in the agreement before you sign.
- Condition and buyer repair requests
- Older roofs, dated electrical panels or foundation questions often come up in a buyer's inspection. How those items are handled, through repairs, credits or a price change, affects what you keep.
- Loan payoff and liens
- Your remaining mortgage, any home equity line and any recorded liens are paid from the sale proceeds. We help you request payoff figures early so there are no surprises.
- Escrow, title and transfer costs
- Escrow fees, title insurance and county or city transfer taxes are split between buyer and seller in ways that can be negotiated. We explain who usually pays what and where there is room to adjust.
- Probate or court steps
- An estate sold under limited authority may need court confirmation, which adds time and can open the door to overbids in the courtroom. Full authority under California's independent administration rules usually moves faster.
- Timing and the market
- Spring and early summer tend to bring more buyers to the valley, while late fall can be slower. Interest rates also shift how much buyers can stretch, which affects offers on both sides.
How We Can Help
Most of our work is helping people sell. That includes a straightforward home sale, an estate that has to pass through probate, and a house two spouses need to sell fairly while they go separate ways. We also help buyers find a place, write a sound offer and get through escrow without guessing at the next step.

Home Selling
Pricing from real nearby sales, plain advice on what to fix, help with disclosures, and a steady hand from the first offer through closing day.
Inherited & Probate Houses
We help executors, trustees and heirs sell an inherited house, working with your attorney on court steps and keeping every family member informed.
Divorce Home Sales
Selling a shared house during a divorce, with the same information going to both spouses and a pace that fits the legal process.
Home Buying Help
Help finding the right house, writing an offer that holds up, and getting through inspections, appraisal and escrow with every step explained.
The Towns We Cover
Our base is Escalon, and we work with sellers and buyers all through the nearby area, including Ripon, Salida, Riverbank, Oakdale, Manteca, Modesto, West Modesto, Ceres, Bret Harte and Bystrom. Understanding how these towns differ in price, lot size and buyer interest lets us price a house right from day one.

How a Sale Comes Together
Every sale is a little different, but most follow the same path. Here is what you can expect from us along the way.
- 1
A first conversation
We start by phone, video or in person at our office. You tell us about the house, your timing and anything complicated, like an estate or a divorce, and we tell you plainly what we think is possible.
- 2
Price and plan
We pull recent comparable sales and prepare a written net estimate. Together we decide on a price, what is worth fixing and when to go to market.
- 3
Getting buyers interested
We arrange good photos, write a clear description and get the house in front of buyers and their agents. You hear what buyers say, good and bad.
- 4
Offers and escrow
We compare offers on more than price: the loan type, contingencies, down payment and closing date all matter. Once you accept, we track inspections, appraisal and loan approval until the deadlines are met.
- 5
Closing day
You sign the final documents with the escrow company, the deed records with the county and the proceeds go out. We stay available for questions after the keys change hands.

Common Questions From Our Clients
- How do you arrive at a price for my house?
- We find recent nearby sales of houses close in size, age and condition, then account for differences such as lot size, updates and garage space. You see those sales and how we reasoned through them. You always set the final price.
- Can an inherited house be sold before probate is over?
- In most cases, yes. Estate sales usually happen while probate is still open, after the court names an executor or administrator and gives authority to sell. Under full authority, the sale runs much like any other. Under limited authority, a judge must confirm it, which takes longer. We work out the schedule with the estate's attorney.
- Can you help both of us if we are getting divorced?
- Yes. Both spouses get the same information, we keep communication balanced and we work with each attorney when needed. We don't advise on how proceeds are split, but everyone sees identical numbers.
- Does every repair need to be done before I list?
- No. Buyers of an older house expect some wear. We help you figure out which fixes are likely to lift the price or head off escrow problems, and which you can leave alone or cover with a credit.
- Can I get out of our agreement if my plans change?
- Yes. You can cancel our agreement anytime before you go under contract. If things change before you accept an offer, you can walk away without an argument or talk of penalties.
- Do you work with buyers as well?
- Yes. Our Home Buying Help includes the search, comparing neighborhoods, writing an offer sellers will respect and keeping escrow moving. A lot of our clients sell one house and buy the next, and we line up both.
- How much time does a sale usually take?
- For a financed purchase, escrow tends to last around a month, and getting the house ready and finding a buyer comes before that. Probate and divorce sales can run longer since courts and attorneys control part of the calendar. You'll get a realistic timeline from us on the first call.
Why People Here Work With Us
Selling or buying a house is rarely just a transaction. There is usually a family change, a deadline or a loss behind it, and we keep that in mind.
Prices backed by real sales
We base a suggested price on recent nearby sales of similar houses, not on what you hope to hear. You see the comparables we used and why we adjusted for them.
A net sheet before you decide
Before you agree to anything, we walk you through an estimate of what you would walk away with after the loan payoff, escrow, title and other closing costs. No one should learn their real number at the signing table.
Patience with hard situations
Estates and divorces move at the pace of courts, attorneys and family members. We work alongside the executor, administrator or both spouses, keep everyone informed and stay neutral where we need to be.
Honest advice on repairs
Some fixes pay for themselves and many do not. We tell you which items buyers and inspectors actually care about, so you do not spend money that never comes back at closing.
You hear from us
Through escrow we let you know when the inspection is in, when the appraisal lands and when loan conditions clear. You should not have to chase us for news.

Let's Talk About What Comes Next
Tell us about the house and your timing, and we will give you an honest read on price, costs and the steps ahead. There is no pressure to decide on the first call.
